Resale Certificate Process

In order to recoup the staff time for processing Resale Certificate Requests, the POA charges for all resale certificate requests. Standard processing is generally completed within 12-14 days of the initial request and rush processing is completed in 12 or fewer days. See the fee schedule below for details.

To begin a Resale Certification Request, follow the steps listed below:

Complete buyer information on page 2 of the Resale Certificate Form.

Step 2

Complete New Owner Information form (download here).

Step 3

Select processing speed below to submit Resale Certification & New Owner Information form.

Step 4

Our staff will complete page one, attach requested documentation and submit to Title company.

*Note – The New Owner Information form must be completed fully and to the satisfaction of the POA and all information verified with the new owners before the Resale Certificate is sent to the Title Company. If rush processing is selected, any delay in receiving the fully completed Owner Information Form or verifying the information may extend the timeline beyond 12 days. It is the duty of the seller or seller’s agent to work with the buyer or buyer’s agent to ensure all documentation is provided in a timely manner.

Condo Questionnaires

Our condos are non-warrantable, and many out-of-town lenders will not originate loans on them (with the exception of some portfolio loans). Local lenders understand this and have developed loan products specifically for Branson area condos. If you are using an out-of-town lender, it is imperative to explain to them that these condos are non-warrantable.

Out-of-town lenders may still be willing to lend on our condos. If so, they will likely request a condo questionnaire be completed.

Fee: $300

*Note – this fee is non-refundable even if no real estate transaction takes place. The prospective buyer will be required to pay the $300 fee up-front AND provide written documentation from their lender stating they understand these condos are non-warrantable for the POA to complete a Condo Questionnaire.
