New Owner Information
Welcome to The Cove on Indian Point. This page is intended to give new owners a clear starting point for common POA processes, forms, services, responsibilities, and everyday property information after purchasing a unit.
The information on this page is provided as a general owner resource and does not replace the POA’s governing documents. If there is a conflict between information on this page and the Covenants/Declaration, Bylaws, or Rules & Regulations, the governing documents control.
Start Here
After purchasing your unit, please complete the following steps as soon as possible:
- Complete the New Owner Form and provide the POA with your current ownership and contact information.
- Provide the POA with a current unit entry code or pass key for emergency access and keep this information current.
- Review the current governing documents, including the Rules & Regulations, Bylaws, and Covenants/Declaration.
- Set up POA payments and complete the ACH Authorization Form if you wish to use automatic payments.
- Arrange for electric and water/sewer utility accounts to be transferred into your name effective at closing.
- Provide the POA with current insurance documentation for your unit.
- Request cable and internet activation, if needed, after your New Owner Form is on file.
- If the unit will be rented, make sure your property manager and renters understand the applicable POA rules and owner responsibilities.
Governing Documents
Every owner should become familiar with the POA’s governing documents. These documents establish owner and Association responsibilities, property-use requirements, maintenance obligations, assessments, and other requirements that apply to ownership at The Cove.
POA Assessments & Payments
POA assessments fund the operation, maintenance, repair, reserves, and other Association responsibilities for the property. Assessment amounts and payment information should be confirmed through current POA billing or communications.
Owners who wish to pay by ACH can use the POA’s ACH Debit Authorization Form.
Important: For your security, do not email completed ACH forms or banking information. Follow the submission instructions provided on the ACH form.
Cable & Internet
The resort has a bulk cable and internet account with Optimum.
New owners must have a completed New Owner Form on file with the POA before cable and internet service can be activated for the unit. Once the New Owner Form is on file, use the Cable & Internet request form for initial activation or service-related requests.
Electric Service
Electric service for units at The Cove is provided by White River Valley Electric Cooperative. New owners should establish or transfer electric service into their name and coordinate the effective date with closing to avoid an interruption in service.
Water & Sewer
Water and sewer service for units at The Cove is provided by Ozarks Clean Water Company. New owners should establish water and sewer service in their name and coordinate the effective date with closing.
Unit Insurance
All units are required to maintain appropriate individual insurance coverage. Coverage needs may vary depending on how the unit is used, including owner occupancy, second-home use, long-term rental, or nightly/vacation rental use.
Owners should review their coverage with their insurance provider and ensure the policy appropriately reflects the use of the unit. A current copy of the unit’s insurance documentation must also be kept on file with the POA.
Maintenance Responsibilities
Owners are generally responsible for maintaining their individual Units, while the POA is responsible for Common Elements, Limited Common Elements, and other maintenance or structural repairs assigned to the Association under the governing documents. The POA may also perform work within a Unit when necessary for Association-responsible maintenance or to protect Common Elements or other Units.
Owners are responsible for the maintenance and upkeep of their back decks. If a back deck needs to be stained or refinished, please contact the POA before beginning work to obtain the current approved stain color and any applicable requirements.
If you are unsure whether a maintenance issue is the owner’s or POA’s responsibility, submit a Work Order Request for review.

Unit Work & Contractors
If you are planning work or modifications to your unit, review the POA requirements before work begins. Depending on the project, a Condo Modification Request and/or Contractor Information Form may be required.
All construction and remodeling debris must be removed from the property by the owner or contractor. Construction debris may not be disposed of in the community trash bins.
Owners are responsible for ensuring that their contractors understand and follow applicable POA requirements while working on the property.
Contractor Work: Contractors working on projects expected to last more than one day must be registered with the POA before work begins. Noise-producing construction may only be performed during the dates and hours permitted by the POA. Any requested alternate or extended work schedule must be approved by the Board following review of the submitted project documentation.
Nightly Rentals
Nightly rentals are permitted at The Cove, subject to the POA’s governing documents and resort rules. Owners may self-manage their rental or use a management company of their choice.
Owners are responsible for making sure renters and guests comply with applicable POA rules. Rental owners should review the current Rules & Regulations and make the applicable resort requirements available to their property managers and guests.
Rental Licensing & Permits
Owners who operate a nightly or vacation rental are responsible for obtaining and maintaining all licenses, tax registrations, inspections, and other governmental approvals applicable to their rental.
Owners should verify current requirements for Village of Indian Point business licensing, Stone County merchant licensing, applicable Missouri tax or business registration, and Southern Stone County Fire Protection District inspection requirements.
Requirements, fees, and renewal procedures may change. Owners should verify current requirements directly with the applicable agency.
Parking
Parking is not assigned and is available on a first-come, first-served basis. Vehicles must be parked within designated parking areas and may not block sidewalks, building entrances, traffic flow, or extend beyond designated parking lines.
Trailers, campers, water vessels, recreational vehicles, non-functioning vehicles, and other restricted vehicles may not be stored in regular parking areas. Temporary construction vehicles or trailers may be allowed with POA approval.
Pre-registered boat trailers may be parked in the designated Area 16 boat-parking area upon payment of the applicable fee. Contact the POA for current registration requirements, availability, and payment information.
Pets
Pets must be leashed while on the property, and pet waste must be picked up and properly disposed of.
Pets should not create an ongoing nuisance or unreasonably interfere with the enjoyment of the property by other owners, residents, or guests.
Amenities
Owners, residents, and guests may enjoy the resort’s shared amenities subject to the posted rules and operating hours for each amenity. This includes the pool, hot tub, tennis courts, playground, and other common recreational areas.
Please observe all posted rules and hours while using resort amenities and make sure your guests and renters understand the applicable requirements.
Trash & Disposal
Community dumpsters are provided for normal household garbage from units. All household garbage must be placed completely inside the designated dumpsters.
Furniture, appliances, construction debris, remodeling materials, and similar items may not be placed in the community dumpsters. Owners and contractors are responsible for arranging removal and disposal of these materials from the property.
Garbage or discarded materials may not be left on patios, decks, walkways, or other common areas.
Important Rules to Know
Pets: Pets must be leashed while on the property, and pet waste must be picked up and properly disposed of.
Grilling & Open Flames: Grills and other cooking or heat-producing equipment are prohibited on back decks, front porches, and walkways. Electric grills may be used only in locations permitted by the current Rules. Charcoal grilling is limited to POA-provided grills in designated areas.
Smoking: Smoking and vaping are prohibited in buildings, on decks, patios and walkways, and within common recreational areas. Smoking is permitted only in areas allowed under the current Rules.
Trash: Community dumpsters are for normal household garbage only. Furniture, appliances, construction debris, and remodeling materials must be removed from the property.

Owner Responsibility: Owners are responsible for understanding the governing documents and for compliance involving their unit, including the actions of residents, renters, and guests.
